Terms of Sale

Properties at the tax deed sale are sold AS IS and on a BUYER BEWARE basis. There are no guarantees regarding ownership, liens, or property condition. Bidders are responsible for their own research, including liens, encumbrances, or additional taxes. The opening bid reflects past-due taxes, fees, and additional costs.

Successful bidders must remit full payment, including recording fees and applicable taxes, within 24 hours of the sale. Acceptable forms of payment include cash, cashier’s checks, U.S. Postal money orders, and wire transfers.

How to Participate

Register: Create an account at www.lake.realtaxdeed.com by the day before the sale.

Deposit: Submit a deposit of $200 or 5% of the anticipated high bid (whichever is greater) no later than 4:00 PM ET the day before the sale. Deposits must be in U.S. You can make payments in dollars via wire transfer, cash, cashier’s check, or money order. ACH payments are not accepted.

Bid: Log in on the auction date and participate in real-time bidding. Bidders enter their highest acceptable bid, with the system automatically handling proxy bids.
