Terms of Sale

Pay the full purchase price within 5 business days of the auction.

Accepted payments: Certified check, wire transfer, debit/credit card (Visa, MasterCard, Discover). Cash and personal checks are not accepted.

All sales include a 10% buyer’s premium and a $30 deed recording fee.

Properties sell as-is based on the legal description. Buyers must handle due diligence for zoning, property condition, code compliance, and any environmental concerns.

Title transfers by quit-claim deed. Title insurance may require a quiet title action.

How to Participate

Register Online: Create your account at www.tax-sale.info at least 48 hours before auction day.

Deposit Requirement: A $1,000 credit card pre-authorization (Visa, MasterCard, or Discover) or a $1,000 certified funds deposit is required to place bids.

Advance Bidding: Opens 30 days before the auction. You can increase, reduce, or delete bids until the live auction starts.

Active Bidding: Begins at 10:00 a.m. EDT on August 22. The system automatically bids up to your maximum bid.

Absentee Bidding: Call 1-800-259-7470 to place bids if you cannot access the internet. A $1,000 deposit still applies.

Visiting Properties Before the Auction

You may view properties only from the outside. Entering any structure is prohibited and considered trespassing.

Properties may be occupied. Respect occupants and avoid direct contact.
