Calhoun County will accept sealed bids for its Tax Deed Surplus Real Estate Auction through Friday, September 5, 2025. Submit your bid online or deliver a sealed written bid to the Treasurer’s Office, Calhoun County Courthouse, 301 S. County Rd., P.O. Box 306, Hardin, IL 62047 during business hours 8:00 a.m.–4:00 p.m. CT.

Terms of Sale:

Submit one of two ways: place your online bid at ILTaxSaleBids or deliver a completed Binding Purchase Contract / Sealed Bid to the Treasurer’s Office by the last day to bid. The sale accepts online or sealed written bids only.

For sealed written bids, include full payment made payable to “County Trustee.” Accepted forms: personal check, cashier’s check, money order, or bank draft. If another bidder wins, the office returns your original form of payment. Label your envelope “SEALED BID” and include the item # on your payment.

If you win online, the auction team emails payment instructions, and you must pay in full within seven (7) days.

The highest bid wins. If a tie occurs, the auction team contacts the tied bidders with next steps.

You buy “as is.” The county and its agent do not guarantee title or condition. Inspect parcels and check with local authorities for permits, code matters, demolition orders, and any municipal liens before you bid.

The Seller issues a quitclaim deed about 90 days after receiving full payment, then records the deed and mails it to you. Do not enter or take possession before recording.

You pay future taxes beginning January 1 following the sale (2026 for this auction)

County officers, employees, and their relatives cannot purchase at this sale (County Officer Property Sale Act, 55 ILCS 55/1).

The county may reject any bid or withdraw parcels without notice.

Expect posted results about three weeks after the last day to bid

How to Participate:

Online option (fastest): Create an account at ILTaxSaleBids, verify your profile, review the Calhoun County catalog on ILTaxSale, place your maximum bid, and watch your email for payment instructions if you win.

Sealed written option: Pick up the Binding Purchase Contract / Sealed Bid form from the Treasurer. Fill in the Item #, Parcel #, Bid, Name(s), Address, Phone, Date, and sign. Enclose full payment to “County Trustee.” Deliver your sealed envelope to the Treasurer on or before September 5, 2025. If you mail, allow transit time; postmarks don’t count. Hand‑deliver when possible.
