Terms of Sale

All properties are sold “As Is” without any warranties or guarantees concerning the condition, title, or zoning of the property.

Payment Deadline: Buyers must make full payment within 24 hours after the sale using a certified check, cashier’s check, wire transfer, or cash.

Deposit Requirement: You must post a deposit of $200 or 5% of the estimated maximum bid, whichever is greater, before bidding.

Buyer Responsibility: Bidders must research all properties, including potential encumbrances, liens, or taxes, before placing bids.

How to Participate

Register: Visit Putnam Tax Deed Auctions to create an account. You must complete registration in advance of the sale.

Deposit Funds: Submit the required deposit of $200 or 5% of your anticipated high bid (whichever is greater) via ACH, wire transfer, cashier’s check, or cash by 5:00 PM ET the Monday prior to the sale.

Place Bids: Participants place bids online during the auction. Utilize proxy bidding to automatically adjust your bids.

Final Payment: The winning bidder must pay the balance, including recording fees and documentary stamps ($0.70 per $100), within 24 hours of the sale.
