St. Clair County will run its Trustee Sealed-Bid Tax Deed Auction with a published “last day to bid” of October 17, 2025. You can submit bids online at ILTaxSaleBids.com or hand-deliver a sealed bid packet to the Treasurer’s Office, #10 Public Square, Belleville, IL 62220. The Treasurer lists office hours as 8:30 a.m.–4:30 p.m. CT. Minimum bid for real estate starts at $786.00.

Terms of Sale

Submit either an online bid or a sealed written bid. The trustee program treats the published date as the deadline to receive bids. If you hand-deliver, place the completed Binding Purchase Contract / Sealed Bid in a labeled envelope and include full payment with the bid (personal check, cashier’s check, money order, or bank draft—no cash). The County will return payments to unsuccessful bidders. The highest bid wins; if identical high bids arrive, the tax agent will follow up with tie-break instructions. Winners who bid online must pay in full within seven days of notice. Expect a quitclaim deed from the County roughly 90 days after full payment. The County sells property as-is and reserves the right to withdraw parcels or reject bids. Investigate title, code issues, and any demolition or municipal liens before you bid.

Important: The annual tax lien sale (for current delinquencies) is a separate event the Treasurer holds each November; the sealed-bid sale here covers tax-deeded surplus property offered by the County’s trustee/agent program.

Inspect and research. Visit the site from the public right-of-way; run your own title and code checks; verify zoning and any condemnations or demo orders.

Sealed bid: Complete the Binding Purchase Contract / Sealed Bid, include full payment, and hand-deliver or mail so it arrives by Oct 17, 2025 at the Treasurer’s Office. Hand delivery is recommended.
