Terms of Sale

Submit the highest bid per parcel. Use the online portal or hand-deliver a sealed written bid; the County accepts no verbal bids

Sealed written bids (real estate): Include full payment payable to County Trustee by personal check, cashier’s check, money order, or bank draft; the office returns funds to unsuccessful bidders

Sealed written bids (mobile homes): Include full payment by certified funds (cashier’s check, money order, or bank draft)

Online winners: The agent emails results and requires payment promptly (vendor materials direct winners to pay within 7 days)

Highest-bid rule: The County sells each parcel to the highest bidder; the agent contacts tied high bidders with instructions

Deed timing (real estate): The County Trustee issues a quitclaim deed about 90 days after receipt of full payment

Taxes going forward: Buyers pay future taxes that accrue after the deed records; the County clears prior years per the sealed-bid process

Condition & due diligence: Inspect every parcel and verify permits, demolition or condemnation actions, and municipal liens; all property sells “as-is”

Eligibility: County officers, employees, and their relatives may not purchase under the County Officer Property Sale Act (55 ILCS 55/1)

Possession: Wait until the deed records before you enter or take possession

Results: The agent notifies bidders by mail about 7–10 days after the sealed-bid deadline and posts results online after processing
