Dorchester County Tax Sale Information

Dorchester County hosts its annual Delinquent Property Tax Sale on Monday–Tuesday, November 17–18, 2025, at the Lovely Hill Baptist Association Conference Center, 5905 W Jim Bilton Blvd, St. George, SC 29477. Register online only from Tuesday, October 28, 2025 through Wednesday, November 12, 2025 at 5:00 PM. The auction starts 10:00 AM on Monday and 9:30 AM on Tuesday.

Register online only; the County does not offer in‑office or same‑day sign‑ups.

Terms of Sale

Pay winning bids the same day: Settle by 5:00 PM at the Delinquent Tax Office in St. George. Bring cash, cashier’s check, or money order. Do not bring personal or business checks.

Default: If you fail to pay, the County may assess a $500 penalty per defaulted bid and bar you from future sales.

Sale order: The Tax Office sells items in alphabetical order by the delinquent taxpayer’s name as published. The Forfeited Land Commission (FLC) places the opening bid equal to taxes, penalties, and costs.

Title & access: The County conveys quit-claim deeds without warranties. Do not enter or alter property during the 12‑month redemption period.

Redemption: Owners redeem within 12 months of the sale date. Statutory interest on the bid amount accrues at 3% (months 1–3), 6% (months 4–6), 9% (months 7–9), 12% (months 10–12), capped at the FLC bid.

Fees: The County adds posting and advertising costs (e.g., $80 advertising on the published schedule).

Law: South Carolina Code Title 12, Chapter 51 governs tax sale procedures, payment at sale, and redemption.

How to Participate

Register online between Oct 28 and Nov 12 (5:00 PM) and keep your confirmation.

Review the advertised list on the County site and in the named newspapers on the dates above.

Arrive early at the venue and bring funds to pay by 5:00 PM on the day you win (cash, cashier’s check, or money order).

Bid responsibly. The Tax Collector may pull items or void a sale if a required step failed. Keep your receipt; it serves as your claim.

Track redemption. If the owner redeems, you receive your bid plus statutory interest. If no redemption occurs after required notices and timelines, the County issues a tax deed (recording and deed prep fees apply).
