Greenville County Tax Sale Information

Greenville County will hold its annual Delinquent Tax Sale on Monday–Tuesday, November 3–4, 2025, at the Greenville Convention Center, 1 Exposition Drive, Room 102BC, Greenville, SC 29607. Register in advance with the Tax Collector; the county doesn’t allow day-of registration. The auction starts at 10:00 a.m. and continues on November 4 if needed.

Terms of Sale

Pay your full winning bid the same day with cash, cashier’s check, certified check, or U.S. postal money order. The county does not accept personal checks or cards. If you don’t pay, you owe a $500 penalty per parcel and the county marks you a non-qualified bidder for future sales.

The Forfeited Land Commission (FLC) opens each item at all delinquent taxes + penalties + costs + the current year’s taxes. When bids from one owner cover all amounts due, the county stops selling that owner’s remaining items.

Redemption (12 months) & Interest:
Owners, grantees, or lienholders can redeem within 12 months of the sale. If redemption occurs, you earn interest on your winning bid by quarter: 3% (months 1–3), 6% (4–6), 9% (7–9), 12% (10–12). The county caps interest at the FLC opening bid.
For mobile homes, the redeemer also pays you up to 1/12 of the prior year’s base tax per month as rent for the months between sale and redemption.

Deed & Title:
If nobody redeems after 12 months, the Tax Collector issues a tax deed to you. A tax deed conveys only the county’s interest and doesn’t include a warranty. A tax sale doesn’t erase state or federal liens; they can remain attached. Work with a South Carolina attorney to quiet title with the Master in Equity before resale or financing.

How to Participate

Register in advance with the Tax Collector. Bring a government ID. The county issues your bidder number/card after you register.

Attend in person or send an authorized representative. The county doesn’t accept mail-in bids and doesn’t run online bidding.

Monitor the parcel list and legal ads. Owners who pay before the sale remove their parcels. Mobile homes sell before real estate; the auction proceeds in alphabetical order by taxpayer name.

Bring funds (cash, cashier’s check, certified check, or postal money order) to settle wins before close of sale.

You target interest income if an owner redeems or title to real estate if nobody redeems. When redemption occurs, you collect 3–12% on your bid within the 12-month window (subject to the FLC cap). If redemption doesn’t occur, you receive a tax deed and you can move toward clear title with counsel. Register early, bring acceptable funds, and review parcels carefully to secure any winning bid without issues.
