Key Auction Details:

Date: August 5, 2025
Location: Concho County Courthouse (South Door), 152 N. Roberts Ave., Paint Rock, TX 76866
Time: 10:00 AM (auction starts)

Terms of Sale:

Winning bidders must pay in full immediately after the auction using cash or a cashier’s check. Properties are sold as-is, and buyers take on any outstanding liens. All sales are final once the bid is accepted.

In Texas, former owners can redeem properties within 6 months (or 2 years for homesteads/agricultural properties). If redeemed, they must pay the auction price plus a premium (25% in the first year, 50% in the second).

Buyers should avoid making improvements during this period, as the original owner can reclaim the property.

Bidding starts at the amount of delinquent taxes owed, so opening bids can be low, but prices may rise. Additional fees for recording the deed may apply, so bring extra funds. Prompt payment is essential to secure your winning bid.

How to Participate:

Review the Property List: Before the auction, check the list of delinquent properties published in the Eden Echo newspaper for three weeks prior to the sale. This list includes important auction details and descriptions of the properties. Verify their conditions, locations, and any debts associated with them.

Register On-Site: Arrive at the Concho County Courthouse before 10:00 AM on auction day to register as a bidder. Make sure to bring a valid photo ID and complete a registration form. Pre-registration is not required, and you will receive a bidder card or number.

Come Prepared to Pay: Bring cash or cashier’s checks, as personal checks and credit cards are not accepted. Decide on your maximum bid in advance and consider bringing different amounts in cashier’s checks for flexibility. If you win, payment is due immediately.

Attend the Auction and Bid: Tax sales are conducted live at the courthouse. Bidding starts at the minimum amount due for each property. Be ready to pay right away if you win. Remember, winning bids are final, and payment is necessary to secure your property.

Finalize Payment and Documentation: After winning, pay the officer immediately and receive a receipt. This documentation is crucial for confirming your purchase and ownership of the property. county will mail you a Sheriff’s Deed within about three weeks to formalize ownership. Record the deed with the County Clerk’s office after receiving it. If you redeem the property, you will receive a refund plus a premium; otherwise, you will permanently own the deed.
