Franklin County Annual Tax Sale

Franklin County will host its Tax Deed Auction on July 7, 2025, starting at 9:00 AM ET. This auction will be held online through NYSAuctions.com, with registration and bidding taking place electronically. Make sure to complete your registration and deposit requirements before the auction begins.

Terms of Sale:

Franklin County sell properties “as-is” with no warranties regarding the condition or title of the property

A 10% buyer’s premium will apply for credit card purchases, and a 9% premium for cash or guaranteed funds

They require 20% or $1,000 of the total contract price (bid + buyer’s premium) as a down payment

The remaining balance, plus documentary stamp tax and recording fees, is due within 30 days

You must pay the Full payment  via cashier’s check, money order, or wire transfer (They do not accept credit cards for the balance due)

Purchasers are responsible for current taxes, school, and village tax bills

Purchasers must complete and submit a Corrective Action Statement for properties with known code violations within 18 months of the deed transfer

Deeds will be transferred by quitclaim deed, recorded once full payment is made
