Key Auction Details

Date: February 12, 2025

Time: 9:00 AM (doors open at 8:00 AM, bidder registration closes at 8:45 AM)

Terms of Sale

Bidders purchase tax liens, not the property itself. The lien represents a claim against the property due to unpaid taxes. Winning bidders must pay in cash or cashier’s check at the time of the sale. Interest rates range from 0% to 16%, with bids awarded to those accepting the lowest rate.

Successful bidders must pay a $10.00 non-refundable fee per tax lien, along with a $10.00 taxpayer information fee and a $30.00 recording fee per certificate.

After three years, if the property owner does not redeem the tax lien, the investor may begin the foreclosure process through an attorney.

How to Participate

Pre-Register: Complete and return the Bidder Registration Form and W9 Form to [email protected] before the sale.

Attend In-Person: Bidder registration runs from 8:00 AM to 8:45 AM at the Gila County Courthouse.

Bidding Process: Interest rates start at 16%, and the lien goes to the bidder who accepts the lowest rate.

Payment: Winning bidders must pay in cash or cashier’s check immediately after the sale.

Why Participate

The Gila County tax lien sale offers investors a chance to earn interest on delinquent property taxes while securing a lien on the property. This event supports local services, including schools, fire districts, and public infrastructure.

Winning bidders do not gain ownership of the property but hold a silent lien. Owners can redeem their properties at any time by paying the delinquent taxes plus interest. If the lien remains unpaid for three years, the certificate holder can pursue foreclosure through the courts.

Gila County records all tax lien certificates with the County Recorder’s Office for transparency. Investors should keep subsequent taxes paid and update their contact information with the Treasurer’s Office.

For questions, contact the Gila County Treasurer’s Office at (928) 402-8702.
