Monroe County Tax Sale Auction Information

Monroe County will host its Judicial Tax Sale on Friday, June 9, 2025, at the Sherman Theater, located at 524 Main Street, Stroudsburg, PA 18360. The auction will start at 9:00 AM.

Terms of Sale

Bid Requirement: The county will not sell any property unless the bid meets or exceeds the minimum bid, which includes state and local realty transfer taxes.

Payment: The winning bidder must make the full payment via money orders or cashier’s checks within one hour after the last property is sold or by 3:00 PM on the same day.

Deeds: The county will issue a deed for the property to successful bidders, who must record it within 45 days.

Mobile Homes: The county will issue only a bill of sale for mobile homes. Bidders must obtain the title from the Pennsylvania Department of Transportation

Costs: The purchase price includes realty transfer tax, 2% sale expense, and recording fees. The bidder must pay these costs at the time of purchase.

How to Participate

Register: In-person registration begins on May 12, 2025, and ends on May 30, 2025. They Require Registration in person.

Bring a Valid ID and, if registering as a business, provide necessary documentation (LLC, Corporation, etc.).

Preregistration Fee: A non-refundable $25 preregistration fee is due at the time of registration (via money order or cashier’s check).

Bid: On June 9, 2025, bid on available properties during the auction.

Pay: Full payment must be made within one hour after the final property is sold, or by 3:00 PM on the day of the auction.
