Orange County Annual Tax Sale

Orange County, New York will host an online-only Tax Sale Auction starting Monday, July 7, 2025, at 10:00 AM and ending Wednesday, July 9, 2025, at 10:30 AM. The Orange County-owned property auction will take place exclusively at NYSAuctions.com. All bidders must register online and follow the required steps before the Orange County tax auction begins.

Terms of Sale:

Orange County, New York sells all properties “as-is” through Quit Claim Deed

All sales are final; no warranties provided on title, condition, or use

Buyers must pay either 11% buyer’s premium (credit card) or 10% (bank check or money order)

Guaranteed funds must reach the auctioneer’s office by July 7 at 4:00 PM

Deposit: $1,000 or 20% of total contract price, whichever is greater

Full balance due by Friday, August 8, 2025

Buyer covers all closing costs and is responsible for 2025–2026 taxes

Purchasers handle any existing tenants or occupants after receiving the deed

No possession allowed before deed transfer is complete

Submit valid ID and complete the Internet Bidding Packet (IBP) sent via DocuSign

Orange County officials will approve bidding accounts once registration is verified

Only bidders with completed IBPs will receive bidding access on July 7
