Osceola County will host its upcoming Tax Deed Sale on April 22, 2025, conducted online at www.osceola.realtaxdeed.com. Registration is required prior to the sale, with the auction beginning promptly at 11:00 AM ET.

Terms of Sale

The highest bidder purchases all properties to satisfy delinquent property taxes in accordance with Florida Statute 197.

The seller sells properties as-is, providing no guarantees regarding liens, encumbrances, or title quality.

You must immediately settle a non-refundable deposit of 5% of the final bid or $200 (whichever is greater) upon winning a bid.

The final payment, including the balance of the bid, recording fees, and state documentary stamps ($0.70 per $100), is due within 24 hours of the sale.

How to Participate

Register Online: Create an account at www.osceola.realtaxdeed.com. You must complete registration before the sale date.

Submit Deposit: You must deposit $200 or 5% of the maximum anticipated bid for each property you plan to bid on. You can make deposits via:

ACH (requires four business days to clear)

Cashier’s Check (U.S. Dollars only, payable to the Clerk of the Circuit Court)

Cash (limited to $10,000 per person due to Federal Regulations)

Bid Online: Access the online auction on the day of the sale. Bidding operates on a proxy system, automatically increasing your bid in increments of $100 up to your maximum bid.

Finalize Payment: Winning bidders must submit the balance of their bid in cash or cashier’s check within 24 hours. You can only make payments in U.S. Dollars.
