Pima County Tax Sale Information

Pima County will host its annual Tax Lien Sale on February 27, 2025, conducted entirely online at RealAuction.com. Registration for this event begins on February 3, 2025, at 10:00 AM MST and closes on February 20, 2025, at 2:00 PM MST. The online auction is a one-day event, with the first group of tax liens closing at 8:00 AM MST and the final group closing at 12:00 PM MST. An auxiliary session for unsold parcels will run from 1:00 PM MST to 3:00 PM MST on the same day.

Terms of Sale

Tax liens will be sold starting at 16% interest, with bids accepted in 1% increments. Zero percent (0%) bids are also permitted. Successful bidders must pay the entire amount due as indicated on the RealAuction website. Failure to pay may result in forfeiture of the lien and civil recovery action, as outlined under Arizona Revised Statutes.

How to Participate

Registration:

Register at RealAuction.com between February 3, 2025, and February 20, 2025.

A deposit equal to $200 or 5% of the anticipated bid amount (whichever is greater) is required and must be submitted via wire transfer or in person by 3:00 PM MST the day before the sale.

Bidding Process:

The county will group liens into batches and auction them in sequence.

Bidding starts at 16% and proceeds in 1% increments.

Payment:

You must pay the total purchase amount, including the base tax, interest, penalties, a $10 certificate fee, and applicable processing fees, by the due date provided by RealAuction.

Additional Information and Fees

Processing Fees:

$1 for purchases under $50, $5 for purchases under $200, and $10 for purchases over $200.

RealAuction assesses fees per delinquent tax year, charging $0 to $10 based on the purchase amount.

Certificate of Purchase:

Successful bidders will receive a Certificate of Purchase. Liens not redeemed within three years can lead to foreclosure proceedings to obtain property ownership.
