Rowan County Tax Sale Auction Information

Rowan County will host its upcoming Delinquent Property Tax Sale starting on January 21, 2025, at 11:00 AM at the Rowan County Courthouse, located at 210 N Main St., Salisbury, NC 28144. The sale offers an opportunity to bid on properties with delinquent taxes, with an upset bid period following the initial auction.

Date: January 21, 2025, at 11:00 AM to January 31, 2025
Location: Rowan County Courthouse, 210 N Main St., Salisbury, NC 28144
Deposit: 5% of the bid amount or $750 (whichever is greater), payable in certified funds or cash.

Terms of Sale:

Courthouse Sale:
Properties are auctioned at the Rowan County Courthouse.
The opening bid includes delinquent taxes owed, court costs, and attorney fees.
Winning bidders must submit a 5% deposit (or $750, whichever is greater) immediately after the auction.

Upset Bid Period:

Following the sale, a 10-day upset bid period begins.
Upset bids must be at least 5% higher than the last bid and filed at the Clerk of Court’s Office.
Each new upset bid restarts the 10-day period.

Bid Closing and Sale Confirmation:

After no further bids are filed for 10 days, the bidding closes, and the highest bidder is declared the winner.
A demand letter will be sent to the winning bidder with instructions to tender funds within two weeks.

Deed to Property:

Upon receipt of funds, the court confirms the sale, and a Commissioner’s Deed is issued.
The new owner must record the deed at the Register of Deeds Office in Rowan County.

How to Participate:

  1. Attend the auction at the Rowan County Courthouse on January 21, 2025, at 11:00 AM. You do not need to register in advance.
  2. File upset bids during the 10 days at the Clerk of Court’s Office, located at the courthouse.
  3. Winning bidders must follow all instructions outlined in the demand letter.
