Shelby County will hold its Sealed-Bid Real Estate Tax Deed Sale on August 15, 2025, at the Shelby County Courthouse, under Treasurer Erica Firnhaber at 301 E. Main Street, Shelbyville, IL 62565. Registration and bid delivery open through the Treasurer’s office between 8:00 a.m. and 4:00 p.m.

Terms of Sale:

Submit your sealed bid online or deliver a completed Binding Purchase Contract / Sealed Bid alongside full payment by the final bid deadline. Acceptable payment types: personal check, cashier’s check, money order, or bank draft; ensure you clarify the issuer’s refund policy for checks and drafts.

No verbal bids—only sealed or online bids qualify. Properties sell to the highest bidder. If bids tie, the county will contact tied bidders for further instructions; unsuccessful bidders receive refunds at the address on their forms.

Catalog information is reliable but not guaranteed. The county may withdraw parcels or reject bids without notice. Inspect each property beforehand.

Sales occur “as is”. The county doesn’t guarantee titles, availability of permits, or freedom from demolition or liens. Investigate with authorities before bidding.

How to Participate:

Choose between submitting your bid online (via iltaxsalebids.com) or hand-delivering a sealed written bid to the Treasurer’s office. Inspect the property yourself before bidding. For online bids:

Create or log into your account at www.iltaxsalebids.com.

Confirm item number and property details.

Fill in bidder details, bid amount (minimum $827), agree to terms, and submit.

If highest bidder, check your email—payment is due within seven days.

For sealed written bids:

Obtain catalog and bid form from the Treasurer.

Fill in item number, parcel number, bid (min. $827), and your details.

Include full payment, label envelope “SEALED BID”, and deliver it, ideally by hand or via certified mail to ensure timely delivery.

Expect mail notification of results about 7 days after the bid deadline.
