Shelby County will hold its Delinquent Property Tax Sale on April 21 – 24, 2026, through an online auction at ZeusAuction.com. Registration opens four weeks before the auction and must be completed before bidding.

Terms of Sale

Shelby County sells properties at public auction to recover unpaid property taxes. The Shelby County Trustee does not offer tax lien certificates or over-the-counter sales. The county sells all properties as-is, without warranty. The winning bidder is responsible for conducting due diligence before bidding.

The starting bid includes all unpaid taxes, penalties, interest, and court costs. If the property owner redeems the property, the county refunds the bidder’s purchase price plus 12% annual interest.

Employees and their relatives of the Shelby County Trustee’s Office are not eligible to bid.

How to Participate

Register on ZeusAuction.com at least four weeks before the auction.

Provide a valid bank account during registration to be eligible to bid.

View properties starting 30 days before the auction on ZeusAuction.com.

Monitor the Memphis Daily News for published tax sale listings.
