Warren County Tax Sale Auction Information

Warren County will conduct its upcoming Special Commissioner’s Real Estate Tax Sale on Tuesday, July 1, 2025, at 12:00 PM. The auction will take place at the Warren County Government Center, located at 220 North Commerce Avenue, Suite 601, Front Royal, VA. Bidders may participate both in person and online through a simulcast sale hosted by forsaleatauction.biz.

Terms of Sale:

The Circuit Court must confirm all sales.

The Special Warranty Deed conveys properties, which are sold as-is, where-is, if-is, with no guarantees.

Buyers must complete a visual inspection and conduct their own title search.

They do not guarantee property access, easements, and right-of-way.

Financing is not a contingency of sale. Bidders must be prepared to pay according to the terms.

Payment Terms:

The highest bidder must pay a 25% deposit or $1,000 (whichever is greater), along with a 10% buyer’s premium (minimum $150). The deposit per parcel will not exceed $20,000.

Remaining balance and recording costs must be submitted within 15 days after court confirmation.

In-person bidders must pay on auction day using a check or money order. No cash accepted.

Online bidders must register at forsaleatauction.biz, and payment is due within 7 days of the auction closing (by July 9, 2025), using certified funds or wire.

How to Participate:

In-person bidding is open to all qualified parties not owing delinquent taxes in Warren County.

Online bidders must register and receive approval before participating. Contact the auctioneer or TACS for help.
