Washoe County Tax Sale Information

Washoe County, Nevada will host a Delinquent Property Tax Auction on April 22, 2026, inside the Commissioner’s Chambers of the Administrative Building at 1001 E 9th St, Reno, Nevada. The Washoe County Treasurer’s Office manages the event under Nevada Revised Statutes NRS 361.595.

Registration opens April 20, 2026 at 9:00 AM and closes April 21, 2026 at 5:00 PM at the Washoe County Treasurer’s Office. The auction begins at 10:00 AM on April 22, 2026 and county staff will sell parcels in the order listed in the official tax sale list.

The county sells properties with delinquent real estate taxes and delinquent mobile home taxes. Nevada law allows property owners to redeem their property until 5:00 PM on the third business day before the sale date, as outlined in NRS 361.585. Because of this rule, the county may remove parcels from the auction list before the sale.

Terms of Sale

Washoe County sells the property to the highest bidder for cash in legal U.S. currency. The county sets the minimum bid at least equal to delinquent taxes, delinquent assessments, assessed valuation, and publication costs.

Each bidder must submit a $500 pre-bid deposit in certified funds during registration. The Treasurer applies this deposit toward the required payment if the bidder wins a parcel.

The successful bidder must place a $500 deposit per parcel immediately after the bid receives acceptance. If the winning bid falls below $500, the bidder must pay the full amount at the time of acceptance.

The bidder must pay the remaining balance of the successful bid no later than 5:00 PM on the next business day using one of the following methods:

Cash

Certified check

Cashier’s check

Electronic transfer of funds

If the winning bidder fails to complete payment within the required time, the county will void the bid and keep the deposit.

All sales remain subject to existing easements and rights-of-way held by Washoe County or the State of Nevada.

Washoe County does not guarantee clear title. Buyers must perform their own title search and property research before placing a bid.

How to Participate

Investors who want to bid must register in person at the Washoe County Treasurer’s Office during the two business days before the auction.

Bring the following items:

Valid government-issued identification

$500 pre-bid deposit in certified funds

County staff will assign each approved bidder a bidder number before the auction begins. Bidders who miss the April 21 registration deadline at 5:00 PM will not receive approval to participate in the auction.

After registration, bidders should review the official parcel list, verify parcel conditions, and research title records through the Washoe County Assessor and other public property databases.
