Will County Tax Sale Information

Will County will conduct its upcoming Delinquent Property Tax Deed Auction on October 10, 2025, through a sealed bid process. The sale will take place at the Will County Treasurer’s Office located in the Will County Office Building, 302 N. Chicago Street, Joliet, IL 60432. Bids must be submitted online at iltaxsale.com or delivered in person in a sealed envelope to the Treasurer’s office by the deadline. The Treasurer’s office is open Monday through Friday, 8:30 a.m. to 4:00 p.m.

Terms of Sale:

All properties sell in “as-is” condition. Bidders should complete their own due diligence and property inspections before submitting offers.

The County will sell each property to the highest bidder.

If two or more identical high bids are received, the Treasurer will issue further bidding instructions to those bidders.

You must include full payment with any sealed written bid. Acceptable forms include personal check, cashier’s check, money order, or bank draft, payable to County Trustee.

Unsuccessful bidders will receive a refund in their original form of payment.

The County issues a quitclaim deed approximately 90 days after receipt of full payment. Buyers must pay all general and special taxes that accrue beginning January 1, 2026.

They do not guarantee the title. Buyers are responsible for ordering title searches or surveys if needed.

How to Participate:

Online Bidding: Create an account at iltaxsale.com, select the property, and submit your bid. Winning bidders will receive payment instructions by email and must complete payment within 7 days.

Sealed Written Bids: Complete the official Binding Purchase Contract / Sealed Bid form, include full payment, and deliver it in a sealed envelope marked “Sealed Bid Auction” to the Will County Treasurer’s Office at 302 N. Chicago Street, Joliet, IL.

Submit your bids on or before October 10, 2025. Postmarks do not guarantee acceptance. Hand delivery or certified mail is strongly recommended.

The team will post the results online approximately three weeks after the last bid date at iltaxsale.com
