Lackawanna County will host its Judicial Tax Sale on May 2, 2025, at the Scranton Cultural Center, located at 420 N. Washington Avenue, Scranton, PA 18503. Registration takes place in-person at the Tax Claim Bureau Office, 123 Wyoming Avenue, Scranton, PA from April 14, 2025, to April 17, 2025. The auction will start at 10:00 AM on May 2, 2025.

Terms of Sale:

The sale is for tax-defaulted properties not sold at the upset sale, with properties offered at a judicial tax sale.

Properties will be sold as-is, with no guarantees or warranties regarding the property’s condition, title, or encumbrances.

A minimum bid is required, and payment must be made immediately after the auction with certified funds.

Successful bidders must pay the remaining balance by 4:00 PM the same day. Failure to do so will result in forfeiting the property and minimum bid.

The original property owners may claim excess funds from the sale..

No refunds will be provided; all sales are final, following the rule of caveat emptor (buyer beware).

Successful bidders will receive a Tax Claim Bureau deed, and title insurance companies may refuse coverage on properties sold through this auction.

Real estate transfer tax applies to all tax sale bids and assignments.

How to Participate:

Registration Fee: $35 (non-refundable, cash only)

Registration Dates: April 14, 2025 – April 17, 2025

Pre-Registration Required: All participants must pre-register in person at the Tax Claim Bureau Office at least 10 days before the sale. Late registration will not be accepted.

Payment: Make the full payment by certified check, cashier’s check, money order, or credit card immediately after the auction. Pay the remaining balance by 4:00 PM on the sale day.
