Terms of Sale:

Free and Clear Sale: Properties will be sold free of all tax and municipal claims, liens, mortgages, and encumbrances, except ground rents separately taxed.

Payment: A 10% deposit is required via wire transfer or ACH at least five days before the sale. Payment in full, including transfer taxes and deed recording fees, must be made via the GovEase platform. They will not accept cash or checks.

Deed Preparation: The Tax Claim Bureau will prepare and record the deeds and then mail them to the purchaser approximately six months after the sale.

How to Participate in York County Tax Auction:

Register Online: Visit www.govease.com between August 25, 2025, and September 5, 2025.

Upload Documents: Provide a valid photo ID (e.g., driver’s license) and complete the registration process.

Deposit Requirement: Submit a deposit equal to 10% of your estimated final bid via wire transfer or ACH at least five days prior to the sale.

Eligibility: Bidders must not have delinquent real estate taxes or outstanding municipal utility bills over one year in York County.

Additional Conditions:

Mobile Home Purchases: Buyers will receive proof of purchase; the Department of Transportation issues titles upon receipt of a proper court order.

No Ownership Purchase: Owners cannot purchase their own properties at the Judicial Sale.

Unsold Properties: The County will add any unsold properties to the Repository List within six months.
