Terms of Sale:

Tax deed sales are a buyer-beware sale.

Each buyer must complete their own due diligence before bidding.

Buyers should research liens, encumbrances, title issues, and recorded matters tied to the property.

The Clerk’s Office does not give legal advice.

The winning bidder must pay a non-refundable deposit of $200 or 5% of the winning bid, whichever is greater, at the time of sale.

The Clerk accepts cash, cashier’s check, or money order.

The Clerk does not accept personal checks.

The winning bidder must pay the remaining balance within 24 hours of the sale.

The total due includes the winning bid, documentary stamp taxes, recording fees, and other applicable fees.

If the winning bidder fails to pay the balance on time, the Clerk may void the sale, use the deposit to cover sale costs, re-advertise the property, and bar that bidder from future tax deed sales.

A property owner may redeem the parcel before the tax deed is issued, unless full payment for the tax deed has already been made to the clerk, including documentary stamps and recording fees.

How to Participate:

Arrive early on the sale day.

Sign the bidder registration form with the Official Records Department before 9:45 a.m.

Important Information:

Each tax deed application has its own opening bid.

The highest bidder wins when bidding stops.

Buyers take the property subject to defects, liens, encumbrances, and matters they knew about or could have found through research.

Florida tax deed buyers should study the parcel, title issues, court records, and occupancy status before bidding.
