Cleveland County will hold its annual tax foreclosure auction on January 28, 2025, at 10:00 AM in the Commissioners’ Room, Administrative Building, 311 E. Marion Street, Shelby, NC. This public auction is for properties foreclosed due to delinquent taxes, offering interested parties a chance to purchase properties at competitive rates.

Terms of Sale

Auction Process:

No prior registration is required to participate.

The opening bid will be announced at the time of the sale.

Deposit Requirements:

A deposit of 5% of the final bid (or $750, whichever is greater) must be paid in cash or certified funds (cashier’s check or money order) at the time of the sale.

Upset Bid Period:

All bidders can submit upset bids through the Clerk of Court’s office within 10 days, as all bids remain open during this period.

Upset bids must increase the current bid by $750 or 5%, whichever is greater.

Final Payment:

If no one submits an upset bid during the 10-day period, the highest bidder must pay the balance to the Cleveland County staff attorney.

Commissioner’s Deed:

After the highest bidder makes the final payment and files the appropriate documents with the Clerk of Court, the office will prepare and deliver a Commissioner’s Deed..

The cost of recording the deed is the responsibility of the new owner.

How to Participate

Attend the auction in person at the designated time and location.

Prepare to pay the required deposit at the sale..

If submitting an upset bid, visit the Clerk of Court’s office within the 10-day period to place your bid.

Redemption Rights: Owners may redeem properties at any time before the Court enters the confirmation order.
