The City of Union City in Hudson County will host its annual Delinquent Municipal Charges Tax Sale through an online auction at unioncity.newjerseytaxsale.com on Monday, December 22, 2025, at 9:00 A.M. ET. The sale covers 2025 and prior-year delinquent taxes and other municipal charges.

Registration opens on the auction website on November 20, 2025, the same day parcel listings and delinquency details become available for public viewing at no cost. Buyers must complete full payment of any outstanding municipal balances by December 19, 2025, at 3:00 PM to remove a property from the sale.

Terms of Sale

The auction sells tax sale certificates, not the properties themselves. Buyers gain a lien against the property for the unpaid municipal charges. Bidding starts at 18% interest and moves downward in whole-percent steps. Once bidding reaches 0%, buyers may offer premium bids in whole-dollar increments.

The bidder with the lowest interest rate or the highest premium wins the certificate. Premiums earn no interest. The buyer must understand property conditions, since all purchases are final. After the sale, the property owner may redeem the lien by paying all required charges, interest, and penalties set by New Jersey statute.

A lien holder may start foreclosure action after two years if the owner does not redeem.

How to Participate

Buyers register through the auction website and enter accurate identification information. Union City allows only U.S. persons and U.S. entities to bid. Foreign registrations do not qualify.

A 10% deposit of the estimated total investment is required, with a minimum of $1,000. Deposits must be completed by December 15, 2025, at 4:00 PM ET and must be made through ACH transfer. Bidding opens the same day registration begins and continues until the auction closes on December 22.

Winning bidders must pay the full amount of their certificates by 2:00 PM ET on auction day, and the municipality requires a wire transfer for all final payments. Failure to pay results in forfeiture of the deposit and removal from future New Jersey online tax sales.
