Greene County will host its Delinquent Property Tax Sale on Thursday, November 21, 2024, at the Greene County Sheriff’s Office Garage, 120 E. Main Street, Xenia, OH 45385. Registration is in-person only, and the auction will start promptly at 1:00 PM Eastern Time.

Terms of Sale

They offer the Properties “as is, where is.”

You must pay the deposits for delinquent tax sales that are 10% of the winning bid by personal check on the day of the sale.

Buyers are responsible for verifying property details, including liens, back taxes, and any outstanding utility bills.

For mortgage foreclosure properties, deposits are based on appraised values:

• Properties valued ≤ $10,000: $2,000 deposit
• Properties valued > $10,000 and ≤ $200,000: $5,000 deposit
• Properties valued > $200,000: $10,000 deposit

Deposits for mortgage foreclosure sales must be submitted by wire transfer or ACH deposit to Realauction before the sale date.

How to Participate

Attend In-Person: This is an in-person auction. They do not require Registration, but attendees must arrive before the auction begins.

Prepare Deposit:
For delinquent tax sales, you must provide a personal check for 10% of the winning bid on the day of the sale.

For mortgage foreclosure sales on Realauction:

• Wire transfers must be received by 5:00 PM, two business days before the auction.
• ACH deposits must be received by 4:00 PM five business days before the auction.

Research Properties: Property information is available in the Tuesday edition of the Xenia Gazette and Fairborn Daily Herald for three consecutive weeks before the sale date. Prospective buyers should verify all property details before bidding.
