Beaver County Judicial Tax Sale Auction Information

Beaver County will host its upcoming Judicial Tax Sale on December 10, 2024, at 294 Massachusetts Avenue, Rochester, PA 15074. Early registration will begin on November 12, 2024, and run through November 27, 2024. Doors will open on the day of the sale at 9:00 A.M., with the auction starting at 10:00 A.M. sharp.

Terms of Sale:

Initial Bidding: The first bid must meet or exceed the minimum fixed bid price, with a $100 increase over the minimum bid price for subsequent bids.

Bid Increments: All bids must be made in multiples of $500.

Additional Costs: The purchaser is required to pay one percent (1%) local tax and one percent (1%) state realty transfer tax, as well as any necessary recording fees to the Recorder of Deeds.

Payment: Payments must be made in cash, certified check, or a check from an attorney’s escrow account, payable to “Tax Claim Bureau of Beaver County.”

No Redemption After Sale: There is no redemption period after the sale; however, prior redemption by the property owner is still possible.

Property Titles: Properties are sold free and clear of all tax and municipal claims, except for separately taxed ground rents.

Certification: Successful bidders must certify that they are not delinquent in paying real estate taxes or municipal utility bills in Beaver County.

How to Participate:

Registration: All prospective bidders must register in person at the Beaver County Assessment Office between November 12th and November 27th, 2024. Registration closes at 4:00 P.M. on November 27th, 2024.

Certification: Bidders must provide certification confirming that they are not delinquent in property taxes or municipal utility bills.

Photo ID: You must present a valid photo ID at registration and on the day of the auction.

Deposit: You must make a deposit of $1,000 or the bid amount (whichever is less) immediately upon closing of bidding for each parcel. You must pay the remaining balance by 4:00 P.M. on December 10, 2024.
