Warren County Tax Sale Information

Warren County will host its upcoming Delinquent Property Tax Sale on January 6, 2025, conducted as an online auction through RealAuction. This sale is your opportunity to purchase foreclosed properties directly from the Warren County Sheriff’s Office.

Time: Bidding starts at 8:30 a.m. EST

Terms of Sale:

All properties will be sold to the highest bidder starting at two-thirds of the appraised value unless otherwise specified.

A deposit is required for all third-party purchases, as per Ohio Revised Code 2329.211. Deposit amounts are $2,000, $5,000, or $10,000, depending on the purchase price.

Buyers must pay the balance within 30 days after filing the Confirmation of Sale.

The Sheriff’s Office does not guarantee a free and clear deed or provide property access keys. Buyers are responsible for legal access after purchase.

Experts highly recommend conducting title searches before bidding.

How to Participate:

Registration:
All bidders must register at RealAuction and complete the Purchaser Information Form. Registration includes a deposit based on the required amount for the property category.

Deposit Deadlines:

ACH Payments: Initiate by 4:00 p.m. EST five (5) business days before the auction.

Wire Transfers: Must be received by 5:00 p.m. EST two (2) business days before the auction.
