San Joaquin County Tax Sale Information

San Joaquin County will host its annual Delinquent Property Tax Sale Auction from March 11 to March 12, 2026. This online auction will be conducted via Bid4Assets. Registration and deposit submission must be completed by February 4, 2026, at 1:00 p.m. PT to participate.

Terms of Sale

  1. Properties are sold on an “as is” basis without warranties.
  2. Minimum bids and bidding increments start at $100.
  3. All sales are final. You will forfeit your deposit if you do not meet the payment terms.
  4. The right of redemption ends at 5:00 p.m. PT on March 10, 2026

How to Participate

Register
Create a free account at Bid4Assets.
Submit a $5,000 refundable deposit and pay a $35 non-refundable processing fee by Deadline, at 1:00 p.m. PT.

Bidding
Bids must meet or exceed the minimum listed amount.
The highest bid will secure the property.

Payment
Successful bidders must settle their bids with certified funds or wire transfers by Deadline, at 1:00 p.m. PT.
Payments must include a documentary transfer tax of $0.55 per $500 of the purchase price and a $35 administrative fee per parcel.

Deed Processing
The office will issue deeds within 60 days. Ensure vesting information is accurate during the post-sale process.
