Terms of Sale

All bids start at $750.00 and increase in $100 increments.

The winning bidder must pay the full purchase price plus all related costs at the time of sale by check or money order. Related costs may include:

Real Estate Transfer Tax (2% of fair market value)

Advertising fee
Demolition fund fee
A $250.00 fee added under Cambria County Ordinance #5 of 2024 (effective April 1, 2025)

The county will exonerate delinquent county, municipal, and school real estate taxes through tax year 2025. Buyers remain responsible for all 2026 taxes.

If the property includes delinquent taxes that exceed the purchase price, the county will exonerate those back taxes.

The Tax Claim Bureau will record deeds on or after April 17, 2026. You will not receive mail notification when your deed is ready. The office will contact you for pickup.

Once you pay on the day of sale, you assume ownership responsibility. The Bureau recommends that you avoid making major changes to the property until deed recording.
