Smith County Tax Sale Information

Smith County will host its annual Delinquent Property Tax Sale on First Tuesday of the month, on the Smith County Online Platform. Anyone may bid on the properties by registering here at least five (5) business days before the auction, which commences at 10:00 a.m. CT. All sales will cease at 4:00 p.m. CT.

Terms of Sale:

Full Payment Required: Winning bidders must pay the full amount of the winning bid by 4:00 PM on the day of the auction. Failure to meet this deadline may result in the forfeiture of the bid.

As-Is Sale: Properties are sold in their current condition with no warranties or guarantees. The county will not be responsible for the physical condition, boundaries, or the title of the properties. Bidders are responsible for all research regarding the property, including any liens or encumbrances that may affect the value.

Non-Refundable: All payments, once applied toward the winning bid, are non-refundable. This policy includes both the initial deposit and the full bid amount.

Property Title: Smith County will provide a Sheriff’s Deed to the winning bidder, but the buyer is responsible for handling any title concerns. Title companies may not insure the property immediately, so it is important to perform thorough due diligence before bidding.

Deposit Requirements: All bidders must deposit a fee prior to participating in the auction. The fee will be refunded if no properties are won, but winning bidders will have the deposit applied toward the purchase.

How to Participate:

Pre-Registration: Anyone may bid on the properties by registering here in the Registration Wizard at least five (5) business days before the auction. They establish one account for each bidder. Because of auction deadlines and the time for deposits to clear, please plan ahead.

Research: Bidders are encouraged to visit the Smith County Sheriff’s Sale page for a list of available properties. Research is essential to understand property conditions, potential issues, and market values.

Bid: Registered participants may place bids on tax-foreclosed properties through the online platform or in an in-person auction. All bids are binding, and payment must be completed promptly.
