Walker County will host its annual Delinquent Property Tax Lien Auction on Monday, May 5, 2025, conducted online through www.govease.com. All bidders must register in advance, with the auction beginning promptly at 8:30 a.m. (CST).

Terms of Sale:

Nature of Purchase: You are purchasing a tax lien against the property, not the property itself. Upon redemption, the purchaser is entitled to interest at the rate bid during the auction.

Interest Bidding: The bidder offering the lowest interest rate, starting at 12% and decreasing in 1% increments, wins the lien. A random numerical generator resolves ties at 0%.

Payment Requirements: Make the full payment within two business days after the auctio. Accepted methods include cash, certified funds, or credit card (a 2.5% fee applies). They do not accept electronic checks or wire transfers.

How to Participate:

Register Online: Visit www.govease.com to register as a bidder.

Approval Process: Submit a bank statement or balance letter to the Revenue Commissioner’s Office for preapproval of your bidding limit.

Deadline: All registrations and approvals must be completed by 3:30 p.m. (CST) on Friday, May 2, 2025.

Post-Auction Information:

Certificate of Purchase: Successful bidders will receive their certificate within 10 business days. Retain this certificate because you will need it for redemption payouts.

Redemption Process: Upon redemption, purchasers receive their investment plus interest accrued from the day after the auction to the redemption date.

Foreclosure: If the owner does not redeem the lien within four years but before ten years, certificate holders can initiate foreclosure proceedings to quiet title.

Liens Not Sold:

If no one purchases the liens at the auction, Walker County will hold them, and you can buy them over the counter afterward.
