Terms of Sale

Properties will be sold to the highest bidder to satisfy delinquent property taxes, as per Florida Statutes Chapter 197. Bidders must submit deposits before the auction begins. Sellers offer all properties “as-is,” and buyers must conduct thorough research before placing bids.

Buyers must complete final bid payments, including documentary stamp tax and recording fees, within 24 hours after the sale. Acceptable payment methods include wire transfer, cashier’s check, or cash. We do not accept ACH payments for final bid balances.

How to Participate

Register: Create an online auction account at Sarasota RealTaxDeed with your email, name, address, and desired deed name.

Deposit Funds: Submit a deposit of $200 or 5% of your maximum bid (whichever is greater). You must receive deposits by 5:00 PM ET the day before the auction. Accepted deposit methods include ACH, wire transfer, or cashier’s check.

Bid Online: Proxy bidding is available, allowing you to set a maximum bid in advance. Auctions begin with the first property listed and follow the assigned order.
