Anderson County Tax Sale Information

Anderson County will host its Delinquent Property Tax Sale Auction on the first Tuesday of the Month, at the East Steps of the Anderson County Courthouse, Palestine, Texas. Registration will take place on-site before the sale begins at 10:00 a.m.

Terms of Sale:

Registration: All bidders must present a valid driver’s license or government-issued ID. The grantee on the deed must be the same person who registers and wins the bid, as per Section 34.015 of the Texas Tax Code.

Payment Methods: Payment must be made on the day of the sale via cash, personal check, or cashier’s check payable to the Anderson County Sheriff.

Minimum Bid Amount: Each tract listed on the bid sheet has a set minimum bid, which includes taxes due up to the 2023 tax year. The buyer will be responsible for all 2024 taxes.

Deed and Title: Purchasers will receive a Sheriff’s Deed without warranty, meaning title insurance may be difficult to obtain. Purchases are “AS IS” without guarantees on property condition or title status.

Redemption Rights: All purchased properties have a redemption period:

Two-year redemption for homestead property, agricultural land, and mineral interests.
180-day redemption for all other property types.
Redemption requires reimbursement of the purchase price, recording fees, taxes paid by the purchaser post-sale, plus a redemption premium (25% in the first year or 50% in the second year). Only necessary maintenance costs qualify for redemption.

How to Participate:

Register: Registration will be on-site prior to the sale, and ID verification will be required. Ensure any documentation needed for corporate or LLC bidding is available.

Bid Preparation: Inspect properties in advance by legal description, as sales are final and refunds are not offered. Property addresses on the bid sheet are derived from tax records and may not reflect the actual location.

Liens: Properties may carry liens for maintenance, demolition, or fees due to local associations. Purchasers assume responsibility for any such liens post-sale.
