Island County, Washington, will host its annual Delinquent Property Tax Foreclosure Auction starting on December 2, 2025, at 11:00 AM ET (8:00 AM PT). The auction will take place online through Bid4Assets, ending on December 3, 2025, with closing times varying by parcel. Terms of Sale
The minimum bid for each parcel includes all unpaid property taxes, penalties, interest, and foreclosure costs through the date of sale. All sales go to the highest bidder, and full payment must be wired within 24 hours after notification of winning the auction. Failure to complete payment will result in the parcel being re-auctioned one week later.
Properties are sold “as is, where is,” without warranties or guarantees from Island County or Bid4Assets. Buyers are responsible for performing all due diligence before bidding, including checking for zoning restrictions, easements, and any liens not extinguished by the foreclosure process.
Successful bidders must complete the DeedWizard process on Bid4Assets immediately after the sale. The information entered will be used to record and issue the Treasurer’s Tax Deed through the Island County Auditor’s Office. Once recorded, changes to ownership information may incur additional costs or taxes, so it’s important to review all details carefully.
After the auction, we will re-offer any unsold parcels in a subsequent sale. The Island County Treasurer will transfer any remaining properties that are not purchased to Tax Title and hold them for the taxing districts.
According to Washington State law (RCW 84.64.080), no Island County employee or officer may purchase property in this auction. Buyers will receive their first property tax statement the following year at the address provided during deed processing.
How to Participate
Register on Bid4Assets: Create an account and select the Island County Tax Foreclosure Sale.
Complete Vesting Information: Fill out all required ownership information before accessing deposit instructions.
Submit Deposit: Pay a $1,000 deposit plus a $35 processing fee by November 25, 2025, at 4:00 PM ET (1:00 PM PT). The county must receive the deposits on time to qualify for bidding.
Preview Properties: Review all 11 available parcels, minimum bids, and detailed property data on the Bid4Assets auction page.
Place Bids: The auction begins December 2, 2025, at 11:00 AM ET (8:00 AM PT). Follow parcel closing times carefully.
Payment: Winning bidders must wire funds within 24 hours of receiving payment instructions.
Deed Recording: After payment, the Island County Treasurer’s Office will record the Treasurer’s Tax Deed and send it to the buyer once finalized.
Refunds for non-winning bidders will process and issue via eCheck within 10 business days after the auction closes.
