Jackson County Tax Sale Information

Jackson County will host its Annual Delinquent Property Tax Sale on December 12, 2024, Starting at 10:00 AM at the Jackson County Health Department, 415 Health Department Rd, Murphysboro, IL 62966. This auction offers a chance for tax buyers to invest by bidding on unpaid property taxes rather than on actual property ownership. Registration is required and must be completed at least 10 days before the sale.

Terms of Sale:

Redemption Period: 30 months (3 years) for residential properties, 1 year for commercial or vacant non-farm properties.

Interest Rate Bidding: Buyers bid on the lowest interest rate (0-9% for real estate and up to 18% for mobile homes). The winner is the tax buyer willing to accept the lowest interest rate on the tax lien.

Post-Sale Requirements: Winning bidders receive tax certificates from the County Tax Agent and must follow certain legal steps to maintain their investment. If taxes remain unpaid after the redemption period, tax buyers can seek a tax deed, allowing them to gain ownership of the property.

How to Participate:

Register with a $250 fee (refundable upon attending the sale) and complete registration by December 2, 2024.

Review Available Properties: For a $150 fee, you can receive an emailed list of properties included in the sale.

Attend and Bid at the Jackson County Health Department, where the auction will be conducted on laptops.

Pay in Full: Winning bidders must pay their amount in full either after the sale or once they choose to leave.
