Will County will hold its Annual Delinquent Property Tax Sale Auction on December 2, 2025, at the Will County Office Building, 302 N. Chicago St., Joliet, IL 60432. All registered tax buyers must check in at the Treasurer’s Office between 8:00 a.m. and 10:00 a.m. CST on the sale day, with the auction commencing promptly at 10:00 a.m. CST.

Terms of Sale

Registration Requirements: Registration for the tax sale opens October 1, 2025, and all completed forms must be received by the Treasurer’s Office by November 14, 2025, at 4:30 p.m. CST (postmarks not accepted). Registration includes the Single Bidder Rule Form, Age Certificate, W-9 Form, Acknowledgment of the Sale in Error List, a $500 deposit, and a non-refundable $225 fee for the Delinquent Tax Sale List.

Single Bidder Rule Compliance: Will County enforces Illinois’ Single Bidder Rule, which prohibits a tax buyer from registering more than one entity to bid. Any false information on registration documents may lead to prosecution and may void sales if discovered. Those who violate this rule may be banned from future tax sales at the Treasurer’s discretion.

Bid Requirements: Registered bidders must bring a blank check payable to the “Will County Treasurer” on the sale day. Bidding will occur through the Randomized Auction Management System (R.A.M.S. 2), where the starting interest rate is 9%. Bids are awarded to the lowest penalty percentage offered, and any parcels not bid on will default to Will County as Trustee with a 9% bid.

Winning Bids and Payment: After the auction, winning bids are processed by Joseph E. Meyer & Associates and emailed to the successful tax buyers. The Treasurer’s Office will complete each buyer’s blank check for the total purchase amount, less the $500 deposit. They will refund any excess funds after reconciling the sale.

Substitute Bidder and Withdrawal Deadline: Registered buyers can assign a substitute bidder or withdraw from the sale by notifying the Treasurer’s Office no later than November 21, 2025.

Sale Certificates and Redemption

Sale Certificates: Following the sale, the Will County Clerk will issue Sale Certificates for each purchased parcel, which represents a lien on the property. The issuer will provide these certificates in the name of the registered buyer several weeks after the sale.

Redemption Period: Property owners may redeem parcels by paying the total due, including the winning bidder’s interest rate. For questions about redemption or certificates, contact the Will County Clerk’s Office at (815) 724-1880.
